Our client, a national general contractor is seeking a General Superintendent to join the Northeast & Mid-Atlantic Region located in Center City Philadelphia.

General Purpose

A General Superintendent’s primary responsibility is the main contact in the field, work in concert with the Project Manager to schedule, plan and direct all field operations to include management of all work by the company’s own forces and that of the subcontractors. Has full responsibility for initiating and implementing all pertinent safety and quality control policies and procedures. Supervise complex large volume projects. Additional responsibilities include: review of subcontractor scopes, participation in buyout, adherence to budget and to ensure the construction process and building are completed to the client’s full satisfaction and at the company’s levels of profitability.

Primary Responsibilities

1 – Project Startup and Closeout

  • Review owner contract, specifications and drawings
  • Review budgets, scopes and buyout with Project Manager
  • Coordinate development of site specific Safety Program
  • Coordinate development of site specific Quality Program
  • Develop site logistics/utilization plan
  • Develop master project schedule; identify critical issues, milestones and long lead
  • Oversee the identification of need for field labor, material & equipment requirements
  • Identify plan and execute required commissioning activities
  • Manage closeout/final acceptance process
  • Effectively demobilize project site and complete inventory of company assets
  • Maintain contact with owner through warranty period

2 – Scheduling and Planning

  • Implement site logistics/utilization plan
  • Effectively utilize and communicate, update and manage project schedule
  • Establish Phasing/Sequence Plan
  • Establish certified building control
  • Incorporate subcontractors’ input in the Project Plan
  • Establish Disaster Response and Crisis Control Plans

3 – Monitors/Controls Project through Strong Administration

  • Implement and monitor site specific Safety Plan
  • Ensure daily project-wide housekeeping procedures are enforced
  • Maintain proper signage and notices
  • Promote and enforce Safety Rules and Regulations
  • Prepare daily Superintendent Reports
  • Update master project schedule
  • Utilize Look Ahead Schedule to manage progress of the work
  • Ensure current contract documents are used
  • Constructively participate in owner’s meetings
  • Construct mockups and conduct water tests
  • Effectively implement “Zero Defect Program” (photos and documentation)
  • Involve manufacturer’s representatives as appropriate (building envelope)
  • Verify skill level of trades people and take appropriate action
  • Manage self-performed work

4 – Manage Project to Budget

  • Maximize productivity through use of Unit Cost reporting system
  • Participate in Project Status Reviews
  • Accurately code labor material costs
  • Manage material purchases
  • Effectively manage equipment utilization and third party rentals
  • Effectively resolve disputes between subs to eliminate back charges and extra costs

5 – Manage Project Staff

  • Ensure EEO and Drug Free Workplace Compliance
  • Provide effective leadership to project team
  • Constructively participate in regular staff meetings
  • Enforce Company policies and procedures
  • Resolve project field staff conflicts
  • Promote employee morale
  • Command respect of peers and project staff
  • Mentor and train project field staff – conduct OJT
  • Delegate appropriately and clearly communicate expectations
  • Recognize and acknowledge accomplishments
  • Coordinate with Human Resources on personnel actions and documents

6 – Manage Relationships with Owner and Subcontractors

  • Represent the company in a professional manner at all times
  • Understand/Communicate Owner and Subcontractor expectations of the company
  • Treat fairly and promote subcontractor success
  • Command respect of owner and subcontractors
  • Create atmosphere of teamwork among project stakeholders
  • Resolve disputes in a timely manner

7 – Professional Development and Corporate Leadership

  • Participate on task teams

  • Four (4) year construction related degree or equivalent combinations of technical training and/or related experience preferred.
  • Minimum of ten (10) years construction experience with a minimum of six (6) years in a leadership capacity.
  • Ability to lead and evaluate management performance is essential.
  • Advanced knowledge of various construction disciplines, safety regulations, scheduling, cost control, engineering drawings and other documents.
  • Excellent communications, negotiating and organizational skills essential.
